Villa And Vacation Property Management

 
This service involves a Fortnightly inspection of your property making sure that it is clean and tidy, we check all windows, grilles and doors, open up so that the property is aired, we include such things as flushing the toilets and turning on taps to keep the drains clear, checking for any damp, damage, or infestation, checking electricity and light bulbs and the security systems if applicable.  We turn on the water and electricity on arrival and off before we leave.  If the property has any gas appliances these are checked also.
 
We keep your keys (4 sets) in our secure key cupboards, we will provide visitors with keys as required and instructed, and access to the property for suppliers/workmen with your authorisation, and if requested by you.  Quotations can be obtained for any works that are required, and if you ask us to buy fittings/replacements or arrange for specialist work this will incur an additional charge.  Call-outs by guests will be charged.
 
At times the southern Costa Blanca experiences very heavy rain storms, so flood damage can occur.  We will check the property as soon as possible for any storm and flood damage, making sure that all TV's telephones and electrical appliances are unplugged.
 
Log sheets are held for each property and filled in by our security manager during each call, these will be held in our offices for a period of one year if you require any information from them.
 
Any problems will immediately be recorded and where possible photographed by digital camera and reported to you by e-mail.  Emergencies will be dealt with promptly and effectively in order to prevent further damage or disruption.
 
We will collect post from your post box and either leave it in your property, or hold it in the office for collection. 
 
Your property will be visited even if you, or your guests are visiting to ensure all is well.
 
The above checks are all done as standard but they should not be considered as all-encompassing, if you feel you have some specific requirements do not hesitate to let us know.  We recommend a Spring Clean at the beginning of each year, usually in May but certainly before your first visit or first guests.  This will involve a comprehensive clean of the whole property, including checking electrical goods, lights and toilet flush.  Lights, fans windows and curtains will be cleaned and the outside of the property - terraces, patios etc. will be hosed down.
 
The property management contract will be for a minimum of 12 months and can be cancelled by either party giving one months written notice.
 
Of course any work carried out in addition to the above terms, by either Villa & Vacation Services or one of our contractors will be charged at a rate agreed by both parties.
 
Full Inventory Check
 
We can take a full inventory of the property’s contents. Inventories are essential if your second home is used by guests.
 
Additionally, an inventory will be invaluable in any resulting insurance claim in the unfortunate event of a break in or the property’s contents being damaged.
